We are a totally non-smoking home ~ we ask our guests to fully respect this.

The terms of our insurance mean we are unable to accept children under the age of 12.

Regretfully any late cancellations made within 7 days of the arrival date will be charged at 100% of the accommodation cost. As a goodwill gesture, we will always try to re-let any late cancellation and if successful will make a refund less an admin charge (£20)

If a room is cancelled more than 7 days before the arrival date, we will refund the deposit (50% of the total stay) minus an admin charge (£20).

THE EXCEPTION: ALL FRIDAY AND SATURDAY NIGHTS ARE NON REFUNDABLE.

Full payment will be charged.

We accept cash & bank transfer.

We strongly advise guests to take out comprehensive travel insurance.
